Water Board Update: 2-14-2019

PROJECT UPDATE 2-14-2019

Existing Basins Demolition – What’s That Noise?

The demolition of the existing basins officially began earlier this week. The additional noise you are hearing is the large equipment breaking apart the old structure. We anticipate the demolition activity to take approximately 8 weeks. As a reminder, there will be a strict dust mitigation plan in place and we will be monitoring both noise and vibration levels more closely to minimize as much disruption aspossible. There will be no demolition work outside of normal hours (Monday – Friday from 7:30am to 4:30pm).

Stockpile – When Are the Large Piles of Dirt Going Away?

Backfilling around the new reservoirs has begun. Good news! That means the stockpiles of dirt around the site will slowly be going away.  Please note that this is a slow process and is also weather dependent. Like other construction activities onsite, dust and noise are being monitored and dust mitigation is being used. We continue to appreciate your patience with these activities.

General Construction Hours

General work hours are 7:00 am – 6:00 pm, Monday – Friday.

Saturday work will continue to be an option the subcontractor and MWHC will retain and use when necessary to keep the project on schedule or at times when the additional work could result in condensing the overall construction timeline. Saturday work hours will be consistent with weekday hours 7:00 am – 6:00 pm.

Monthly Assessment Payments

Attention Owners

Change in office procedure

Effective with the March 2019 monthly assessments the office will no longer be accepting any payments.  Any payments received in the office will NOT be processed or accepted and you will miss the payment date, resulting in late fees and interest.

Following are payment options:

1)  Mail your check with the coupon provided to the post office box.  Make sure you write your account number in the memo section of the check.  Late charges and interest are posted on the 11th of each month, so make sure you allow enough mail time so it is processed by the 10th of each month.

2) You can set up with LCM to have them automatically debit your checking account of the 4th of each month.  This is known as ACH (Automatic Clearing House).  Forms can be found at LCMPM.com – go to Owner Services, click on Owner Info Requests and Forms, then click on Auto Pay Request Form.  You will have to mail this form with a voided check to LCM.  If you have any questions, contact LCM at 303-221-1117, and speak to Julie at extension #119.

3) You can set up with your bank to automatically pay LCM directly from your account.  This is done by going into the bill pay section on your bank’s web page.

4) Last option is to go to LCMPM.com and on the lower right hand side of the home page is a link to pay HOA Assessment by credit card or Echeck.  Please note there are fees for this service.

This change is a permanent change going forward.  It is owner’s responsibility to make sure payments are received on time.  Payments cannot be taken to the bank or LCM’s office.  Late fees and interest will not be waived for payments received after the 10th.

Thank You!

Save or Shred: How Long to Keep Documents

Even though we live in a digital age, paperwork still overwhelms many of us. Bank statements, tax returns, bills, paystubs: It can be confusing to know what to keep and what can be safely disposed of.

The good news? You can probably get rid of more documents than you think — and most of what you should keep can be scanned and stored digitally.

Remember: When you get rid of personalized documents, delete the digital versions and shred paper ones. Never toss important documents in the trash or recycling; they’re prime targets for identity thieves.

  • Car: Loan documents: keep until you pay off your car. Title: Keep until you sell your car.
  • Home: Keep mortgage documents and major home improvement receipts indefinitely.
  • Finances; debit and credit card receipts: Keep until you’ve checked them against your monthly statement. Bank and retirement plan statements: Keep quarterly statements until you receive your year-end statement; keep paper or digital copies of annual statements for at least 7 years after you retire or close the account.
  • Investments: Keep purchase receipts until you sell the investments; if your year-end statement includes this information, keep statements instead.
  • Tax Returns (1040 forms, etc.): Keep printed or digital copies of returns indefinitely. Supporting documents (receipts, W-2s, bank interest forms, etc. ): Keep for 7 years. Encrypt digital copies on your computer or keep them on a secure USB drive.

Winter snowstorm parking procedures:

  • 1st day of storm: Park on the south and east sides of the street
  • 2nd day of storm: Park on the north and west sides of the street Storms are not an excuse to park in the “No Parking” areas or yellow marked streets, curbs or fire lanes.
  • We have salt buckets all around the property for anybody to use on icy areas, please use sparingly a little goes a long way.

What Maintenance has completed:

  • Straightening and resetting edging that has been smashed down or has popped up.
