Canyon Club Condominiums is an undiscovered jewel located at 6495 E. Happy Canyon Road, just 20 minutes from downtown Denver and a 5 minute drive to the Southmoor and Belleview light rail stations. The complex borders the DTC and Cherry Hills Village with easy access to all Denver public transportation, I-225 and I-25.
Canyon Club was built in 1969 and is comprised of 175 residential units that have a unique architecture. The complex was designed so that all unit fronts face open courtyards with well-maintained landscaping, mature trees and bushes. There are eleven courtyards with various styles of condominiums to choose from.
The majority of the units have a balcony or private patio area in the back of the unit. Each unit also has an assigned covered parking space. The units range in size from the smaller two bedroom/two bath to a three bedroom/three bath two-story townhouse. All the units are spacious and have central air conditioning, with most having a working fireplace.
Canyon Club is located within the Denver Public School district with bus service at the neighborhood entrance.
The complex has several amenities for its residents use, including a swimming pool, year-round hot tub, game room, fitness center, and a fenced-in playground. The well-appointed clubhouse is used for community functions and is also available to rent, with a working kitchen, by residents for their special events.
Canyon Club Condominiums is a community self-managed by an owner-elected Board of Directors, consisting of five volunteer members, each member elected for a two-year term. Every March, an Annual Meeting is held, and one to two Board Members is up for re-election at that time.
Any resident owner can be eligible for nomination and would then participate in a general community election to serve on the Board of Directors. All residents are encouraged to participate in the governing of the community by attending Board Meetings and joining committees.
Board Meetings are held in the clubhouse on a bi-monthly basis with occasional open meetings to the community, called by the Board to discuss an issue that requires immediate attention. The fiscal year begins in October and community budget meetings start in July.
Payment of HOA dues by the owners provide reserves for future projects within the complex, insurance, maintenance of the outside of the buildings and grounds, roofs, carports, recreational areas, outside lighting, water, landscaping, trash removal and salaries of employees.
Canyon Club encourages the owner residents to participate in a number of committees for the benefit of all the residents. We have an Architectural/Safety Committee to help residents comply with architectural guidelines; a Grievance Committee helps resolve differences between neighbors and a Social Committee to help plan community events, such as the Holiday Pot Luck, Summer Picnic and Community Yard Sale.
For the residents’ convenience, Canyon Club has a monitored email address to help any resident with questions or problems. The residents also have access to the maintenance department.
