Canyon Club Condos HOA Board Meeting will be held via a Zoom Video Conference on Tuesday, January 19, 2021, at 6:30 p.m.

The Board is asking that if anyone has questions, they should be emailed to by the end of the day on Monday, January 18, 2021, so they can be addressed during the meeting.

Due to the ongoing Covid-19 Pandemic, the HOA Board Meeting will not be held in-person.  A Zoom Video Conference has been scheduled instead. Please join the meeting using the invitation information included below.

Parking Lot Cleaning Schedule

Below is the link to the parking lot cleaning schedule. Our landscapers will be blowing and cleaning parking areas based on this schedule. To avoid your vehicle being covered in dust etc. we recommend you move your vehicles based on this schedule. Signs will be posted in various areas the day before to remind everyone.

Monthly Assessment Payments


Attention Owners

Change in office procedure


Effective with the March 2019 monthly assessments the office will no longer be accepting any payments.  Any payments received in the office will NOT be processed or accepted and you will miss the payment date, resulting in late fees and interest. 

Following are payment options:

1)  Mail your check with the coupon provided to the post office box.  Make sure you write your account number in the memo section of the check.  Late charges and interest are posted on the 11th of each month, so make sure you allow enough mail time so it is processed by the 10th of each month.

2) You can set up with LCM to have them automatically debit your checking account of the 4th of each month.  This is known as ACH (Automatic Clearing House).  Forms can be found at – go to Owner Services, click on Owner Info Requests and Forms, then click on Auto Pay Request Form.  You will have to mail this form with a voided check to LCM.  If you have any questions, contact LCM at 303-221-1117, and speak to Julie at extension #119.

3) You can set up with your bank to automatically pay LCM directly from your account.  This is done by going into the bill pay section on your bank’s web page.

4) Last option is to go to and on the lower right hand side of the home page is a link to pay HOA Assessment by credit card or Echeck.  Please note there are fees for this service.

This change is a permanent change going forward.  It is owner’s responsibility to make sure payments are received on time.  Payments cannot be taken to the bank or LCM’s office.  Late fees and interest will not be waived for payments received after the 10th.

Water Board Update 1-24-19




Existing Basins Demolition

Demolition of the Existing Basins is expected to begin as early as next week (January 28th). There will be a strict dust mitigation plan in place and we will be monitoring noise and vibration to minimize as much disruption as possible. Please note, there will be no demolition work outside of normal hours (Monday – Friday from 7:30am to 4:30pm).



Work on the backfill of the new tanks continues. Due to the time of year and the possibility of inclement weather conditions, we anticipate the large stockpile along Happy Canyon Road to be gone by the end of March 2019. There will be increased truck traffic in mid-February as we start the backfill behind the retaining wall.


General Construction Hours

General work hours are 7:00 a.m. – 6:00 p.m. Monday – Friday.


Saturday work will continue to be an option the contractor and MWHC will retain and use when necessary to keep the project on schedule or at times when the additional work could result in condensing the overall construction timeline. Saturday work hours will be consistent with weekday hours 7:00 a.m. – 6:00 p.m.

The Canyon Club Board of Directors volunteer 100% of the time that is spent supporting the operation, safety and well-being of our community. Other volunteers assist the Board’s efforts, yet more volunteers are needed! There is currently a temporary opening for a Board Member-at-large, until the Annual Meeting is held and elections occur. 7 Ways to Prepare for a Winter Storm – This list covering driving, dress, and home will make sure you’re plenty prepared for any winter storm.

Keep these seven tips in mind to help you prepare for any unexpected weather:

  • Learn winter weather terms: Know what each winter weather advisory, watch or warning means and how you should respond.
  • Service your furnace: Have your furnace checked annually, especially if you rarely use it. You’ll want it to be in tip-top shape if you do need it.
  • Plan for back-up power for individuals requiring use of medical equipment.
  • Brush up on winter driving tips: If you are uncomfortable driving in snow and ice, avoid it whenever possible.
  • Keep the pantry stocked: It’s smart to keep your house stocked with groceries all winter long. Should the power go out, you’ll want to have plenty of extra water and nonperishable food that you can prepare without cooking.
  • Prepare emergency kits: Keep one emergency kit in your home and one in each family member’s vehicle.
  • Keep warm clothes on hand: Keep layers in your car, and make sure you have a large, water-resistant coat that can fit over several layers of clothing. You’ll also want a pair of waterproof boots that will fit over several pairs of socks.

Remember, animals get cold too. Do not leave your pets outside when the temps dip.

Winter is upon us. The pool has been winterized and covered for the season, pool furniture put away, salt buckets placed around the property, and drain buckets set out to help control ice during snowmelt. Designscapes completed their final clean- up of the grounds last week.

Completed Projects this Fall

  • Built a 10’x12’ shed to house the pool furniture, pool cover, salt buckets and drain buckets.
  • Cleaned out and revived the stairwell at the point.
  • Inspected every stair tread in the complex. Roadrunner Fabrication repaired all bad/broken welds.
  • We have two bike racks for people to use, one is on the side of unit 82 in the courtyard and the other is in front of unit 128 by the laundry room. We are open to suggestions to place a couple more.
  • All services have been done on maintenance equipment including new rear brakes on the Ford.

We have also had a large influx of sewer backup problems again. I would like to remind everyone that our plumbing is 50 years old and to be cautious of what you are putting in it. Please do not flush anything other than toilet paper – including wipes, feminine products, or anything else! These products do not break down like toilet paper. Flush-able wipes and other cotton products also do not break down and cause clogs. Do not put fibrous vegetables, any kind of protein, or fatty/greasy foods down the garbage disposal. All these things will build up and cause a clog.

Roof & Hail Storm Update – The Board has hired Reconstruction Experts as our general contractor. Reconstruction Experts work with HOA Communities specifically. We have interviewed roofing companies and are in the process deciding on who will be selected.

We will reconstruct and repair several buildings after

the first of the year to understand all issues we are facing and develop a detailed timeline and estimate of costs and use this information to proceed with our claim.


Pick-up after your pets or incur a fine. Remember the new cameras are in place to catch those not following the rules. It could be your pet that tracks waste into your home so be kind and just do it! PICK IT UP!

Rules & Regulations – available on the website or from the office – it is your responsibility to know and follow these rules & regulations. “I did not know” is not an excuse.

 Attend the HOA meetings to hear about all community topics and projects.

Timely payments keep our community projects and expenses on track.  

We have a new trash company starting in October – Waste Connections. You will see additional recycling totes around the area.

RECYCLE your waste, save the planet and help keep costs lower. please remember trash cannot go into the recycle bins. If trash is put in these bins it contaminates the recycle material and then it all must to the trash.

Large item pick-up is $15 per item and must be called into the office and payment made before items will be collected.

We will be having our next Board Meeting at 6:30 pm in the Clubhouse.

We will have a guest speaker from Cherry Creek Insurance Group.  Pat Wilderotter will be talking about our insurance coverage, deductibles and answering questions.

All residents are welcome and the Board appreciates feedback and ideas from our residents.

Large Trash Items


The storage room clean out has been completed.  The large dumpster down by the play area still has some room.  If you have any large items you would like to dispose of, please use this dumpster until it is full.

Items not allowed:

Tires, automotive fluids, batteries, TV’s and refrigerators or AC units that contain Freon.

Please do not over fill!

Budget Review and Ratification Meeting August 14th

Attention Homeowners!!

Please join us for an important budget ratification meeting on Tuesday, August 14th at 6:30 pm.  During this meeting, we will review the budget details and changes for October 2018 – September 2019 which includes an 8% increase in each homeowner’s monthly assessment.
